Client: TriGate
Concept: Class A Modernization
Originally built between 1985 and 2000, the common areas of these three buildings were recently updated including the lobby, common corridors, restrooms, and amenity areas.
Oftentimes, a commercial building is in need of an upgrade or refresh as opposed to a complete rebuild to increase market traffic and attract new tenants. TBD designed a more functional and aesthetically appealing lobby to make a big difference in how these commercial buildings are received. Additionally, the common area was redesigned to provide tenants with shared amenities including conference rooms, training rooms, and a fitness facility. The redesign of these buildings also included upgrades to more energy-efficient lighting and mechanical systems, lowering utility bills and lessening the overall carbon footprint which meets an important building owner goal for long-term facility management.
