Concept: Industrial Character Meets Professional Hospitality

Edgewater Ventures, a real estate investment firm, needed a workspace that reflected their forward-thinking approach while honoring the industrial roots of their new home at Raleigh Iron Works. The goal was to balance a professional, high-functioning office with warm, approachable hospitality-driven design.

Exposed steel beams, polished concrete floors, and ductwork celebrate the building’s history while soft textures, leather furnishings, and custom wood details layer in comfort and refinement. The open office environment is anchored by a central lounge and gathering area that invites spontaneous conversation, connection, and play—complete with a custom ping pong table and casual breakout seating.

Throughout the space, natural light pours in through steel-framed windows, highlighting key amenity areas like the full kitchen, conference room, bar lounge, and rooftop terrace. Tucked between shared zones are private offices, wellness rooms, and quiet work areas—all designed for balance between focus and flow. This project delivers a workspace as dynamic as the team it was built for.
