OUR CORE SERVICES

Programming

From day one, our teams collaborate with one another and work hands-on with clients to create smart, effective and impactful interior space designs. We always push for creative ideas that foster engagement and force people to collide and work together in modern workspaces.

Space Planning

After narrowing down to a shortlist of potential spaces, the TBD team will create space plans for each potential location. Approved space-plan layouts can then be utilized for pricing and lease negotiation. In most cases, we can turn around space plan drawings in a single day.

Construction Documents

Our design team works with an engineering consultant to develop updated floor plans that include the ceiling plan, millwork elevations, electrical plans, HVAC plans and finishes. Once these documents are approved and complete, your project is ready for permit submission.

We’ll go a step further and take your design vision from initial concept to open for business.

Construction Administration

Construction administration includes three site visits (rough-in, above ceiling and final) as well as submittal review and RFI responses for the General Contractor. The purpose of a site visit is to ensure your permit docs are being correctly executed by your General Contractor.

Furniture Bid & Ordering

After we review concepts for your furniture design, we’ll act as a liaison with local furniture vendors (a minimum of three) who will submit bids for the project. We will review each bid and schedule a showing of the furniture for each vendor. Once you’ve made your final decision, the selected furniture vendor is notified.

Furniture Installation

After a furniture vendor has been chosen, we work to finalize the furniture order. This includes: review of finishes, coordination with electrical and review of final installation plans. Additionally, our teams supervise on-site installation periodically during the furniture install to ensure correct placement and alignment.

Marketing

For the landlords and property managers we work with, Tina Barnard Designs offers marketing sheets that include existing suite floor plan, full floor plans and full building plans, along with the associated rentable square footages according to Building Owners and Management Association (BOMA) standards.
